Construction and Technical Manager (m/w/d)

Our client is an established international real estate and development group with a strong presence in CEE and a track record in delivering complex construction projects to the highest quality standards. With a focus on long-term value creation, technical excellence and efficient project execution, the company is continuously strengthening its in-house expertise.

For its development activities in Bratislava, we are currently seeking an experienced **Construction Manager **to oversee the execution phase of major development projects and act as the client’s representative on site.

Your Responsibilities:

• Acting as the developer’s representative during the construction (execution) phase of projects
• Overall management, supervision and control of construction works to ensure compliance with project documentation, quality standards, timelines and budget
• Preparation of projects for the execution phase, including coordination and contracting of general contractors and subcontractors
• Verification of alignment between design documentation and execution plans
• Definition, allocation and monitoring of responsibilities, schedules and workflows
• Resolution of technical issues on site in coordination with the general contractor
• Supervision of occupational health and safety (HSE) as well as environmental requirements
• Monitoring and control of construction costs in line with the approved budget
• Review and verification of offers, invoices and statements of work
• Identification and proposal of cost-optimization measures during construction
• Monitoring compliance with contractual obligations, technical specifications and developer standards
• Oversight of defect rectification and quality improvements
• Coordination and supervision of the handover, commissioning and occupancy approval process
• Regular communication and coordination with designers, general contractors, internal teams and external authorities
• Preparation of regular progress reports covering schedule, costs and quality
• Review and verification of operational and handover documentation (manuals, inspection reports, technical documentation)
• Support during commissioning, training of operators or buyers, and documentation archiving

Your Profile:

• Completed university degree in civil engineering, construction management or a related technical field
• Professional experience in construction management, technical supervision or developer representation
• Proven experience managing the execution phase of complex construction projects
• Strong knowledge of construction processes, contractual structures and quality standards
• Excellent organizational, coordination and problem-solving skill
• High level of responsibility, attention to detail and decision-making capability
• Fluency in Slovak; English or German language skills are an advantage
• Category B driving license
